M4(3) Wheelchair Accessible Home Design

Freedom shines a spotlight on the design and build of homes that meet the M4(3) wheelchair accessibility Category 3 standard. This is the highest level set out in the Building Regulations. These homes are designed for people who use a wheelchair full-time and require independent, step-free access to all essential areas of the home.

M4(3) wheelchair accessible homes go far beyond basic adaptations. They require wider doorways, turning space, level thresholds, accessible bathrooms, and kitchens that can be used safely and independently. Every element is carefully considered to support both the client’s current and future mobility needs.

We work closely with occupational therapists, case managers and DFG professionals to ensure each project is tailored to the individual. Our team has delivered several fully compliant M4(3) builds.

M4(3) Wheelchair Accessible Home Design in Practice

A prime example is a new build accessible annexe the Freedom team designed and built for a young client with a spinal cord injury. Located adjacent to the family home, this annexe supports independent living through:

  • Continuous flooring throughout, including the wet room, avoiding changes in level.
  • Zero threshold external doors.
  • 926mm door widths on all doors, internal and external.
  • 1400mm clear opening on French doors to support emergency bed evacuation.

M4(3) Wheelchair Accessible Home Design Features

There are many important M4(3) wheelchair accessibility features we integrate regularly across our projects. These include:

  • Hinged doors instead of sliding doors. These are easier to operate and automate for clients with limited strength or dexterity.
  • Automated window systems. These are particularly useful when windows are placed above kitchen worktops.
  • Automatic clerestory windows. Ideal for natural light, ventilation, and sensory-friendly design (especially helpful for clients with traumatic brain injuries).
  • Wheelchair Accessibility. Room dimensions are tailored to suit necessary equipment and support day-to-day tasks.
  • Accessible Kitchens. A wide range of features can be incorpoarted to make a kitchen fully accessible to wheelchair users. Explore our Accessible Kitchen Guide for full details.
  • Accessible Bathrooms and Wet Rooms. Level access and wheelchair accessible facilities are crucial. Explore our Accessible Bathroom and Wetroom Guide for detailed information.
  • Furniture planning. It’s not just about the size of the room, it’s also about what furniture needs to be in there.
  • Accessible Driveways and Outbuildings. Designed for easy parking, movement, and connection to outdoor spaces. Explore our Landscaping and Outbuildings Service page for full details.

Our team brings detailed technical knowledge and compassionate, client-centred design to every M4(3) project. Whether you’re working with a private client or through the Disabled Facilities Grant, we’re here to support you.
